What time is check-in and check-out?
Check-in is available starting at 4pm and check-out is at 11am. Looking for an earlier arrival or later departure time? We’ll do our best to accommodate special requests, please contact us at info@prospectberkshires.com or (413)-528-5005.
What if I need to cancel or change my dates? What’s your refund/cancellation policy?

Deposits
After you book, your card will be charged for one-night; this deposit is fully-refundable up to 14 days prior to your arrival date. The remaining balance will be charged in-full 14 days prior to arrival and is non-refundable.
How do I get to Prospect?
Please enter at 50 Prospect Lake Road Egremont, MA. When you hit the “T” in the road (facing the lake), turn left towards the Cliff House for check in.
After checking in at the Cliff House, one of our onsite team members will escort you to our guest parking lot. We will then help you load your bags into our buggies, take you to your cabin and unload your bags.
Where do I park?
Once you check in, please leave your car in our central parking lot. We encourage you to explore the property on foot or bike throughout your stay, though we always have transportation available if needed. Parking for guests is complimentary.
Can I bring my family?
Yes! We love welcoming families. All children under 18 must be accompanied by an adult throughout their stay.
Are pets welcome?
Prospect is happy to welcome up to two well-socialized, well-trained dogs per reservation. Dogs must be crated and supervised in the cabins. In all public and common areas, dogs must be leashed and under full control of their handler. A cleaning fee of $50 per night will be applied to your bill and any property damages caused by pets may be charged at the discretion of management.
Is smoking allowed?
There are designated outdoor smoking areas for guests. Smoking is not allowed indoors, including cabins.
Due to the delicacy of our environment, no fires or candles may be lit in or around the cabins. Campfires are allowed only in designated community fire pits.
Is there a restaurant at Prospect?
Yes! Please join us at The Cliff House for breakfast, lunch and dinner, as well as drinks. Visit: cliffhouseberkshires.com for more details on hours of operation and menus.
What do I do once I arrive?
Prospect was built to encourage people to get outside and explore.
Depending on the time of year you visit us, we invite you to enjoy all that Prospect Lake has to offer: swimming, sailing, kayaking, paddle boarding and more. We also have tennis and pickleball courts that can be reserved in advance. In the cooler months, warm up in our Finnish saunas or go ice skating.
No matter the season, we encourage you to walk and take in the views. There are hiking trails available just across Prospect Lake Road, and maps are available at the front desk. Our corner of New England is home to a wide variety of birds and trees and our natural world never ceases to inspire. We have a selection of books about the area available to borrow, and if you’re feeling peckish, please join us in The Cliff House for a drink or a meal.
When is the pool open?
The pool and the Pool House are open Memorial Day through October 1st, depending on weather.
What is the Prospect Adventure Fee?
Our guests are charged a daily Prospect Adventure Fee which includes: in-room coffee/tea, in-room snack basket, welcome amenities, WiFi, access to all saunas and pool, access to tennis court and pickleball court, water activities on Prospect Lake including kayaks, paddleboards, sailboats and more.
What is there to do in the Berkshires?
Many of our guests come to Prospect to explore the lake and enjoy the tranquility of our natural setting. It's the perfect place to unwind and reconnect with nature.
If you’d like to explore the surrounding area, Prospect is a short drive from Great Barrington, one of the most scenic towns in Western Massachusetts with a variety of shops and restaurants, as well as a movie theater. Find a map HERE.
The Berkshires are renowned for their breathtaking natural beauty and even as locals we never tire of the views. We're surrounded by a number of gorgeous nature trails, perfect for everyone from casual strolls to full-day hikes. Hike sections of the Appalachian Trail, or climb Monument Mountain which was said to have inspired Herman Melville when he was writing “Moby Dick.” For nature walks, there are numerous local trails that wind through forests, meadows, and alongside streams. Our local favorites include Benedict Pond, Bish Bash Falls and Bartholomew’s Cobble.
In the winter, the Berkshires transform into a snowy wonderland. Catamount and Butternut Mountains are just a short drive away, offering skiing, snowboarding, and tubing.
The Berkshires boast a rich artistic legacy, and some of New England’s best cultural institutions are within a short drive of Prospect including: Mass MoCA, Tanglewood, The Clark, Art Omi, The Campus, The Mount (Edith Wharton’s Home) and the Norman Rockwell Museum. We encourage you to take time to explore during your visit.
